Ralston Creek Residential

Ralston Creek Residential is Phase 2 in the redevelopment of a dying 15 acre strip shopping center into a vibrant, pedestrian-oriented, mixed use destination. Phase 2 of the redevelopment adds 3 mixed-use buildings which include 315 residential units with structured parking, and a grocery store.

Challenges: While I did not work on Phase 1, Phase 1 seemed to experience the most challenges. Despite walkable development requirements from the City, and the admirable vision of the developers, the strict requirements of the Phase 1 commercial tenants (many of which are chain franchises) diluted the end product. Issues like entrance locations, parking ratios, and signage locations were more than sticking points, and they created an uphill battle with nearly every tenant. For me this resulted in many ideas for the next project where we attempt to retrofit a walkable destination into an automobile suburb.
