A five story, 100-unit market-rate apartment building at a downtown location on a prominent main street in Denver. The property is designed to appeal to young professionals, and it features amenities to support an active Colorado lifestyle. This project is a cousin to the Slo.Co Apartments (which is nearby and by the same developer.)
Challenges: During DD there were pricing challenges with the first GC (who’s estimated construction cost was disputed by key project decision makers.) Venture engaged in a rapid-fire redesign exercise in order to propose several revised schemes to the GC for pricing feedback. In the end, a new GC was selected, the project proceeded with a slightly modified version of our original design, and the estimated cost provided by the new GC was within the project budget.
What makes it special: We began working hand-in-hand with the GC early on in the project in order to create a design that was based on data-driven decisions. This partnership helped us to better understand where the best places to spend our project dollars in order to maximize the project quality and still stay on budget.
